The Trinity Medical Office Building was built as a spec building, with only the shell of the building constructed, and the individual floors and space not yet determined or sized. This construction style was used to leave room for incoming medical tenants to design their own space.

This construction style was used to leave room for incoming medical tenants to design their own space. However, using this style meant that the developers needed to provide the building with an HVAC system that would not disrupt existing tenants when adding new air conditioning to newly configured spaces.
Specifically, the developers recognized the need for a quiet, energy-efficient air conditioning system that could heat or cool across separate zones. Trinity Medical Office Building found that LG Electronics’ VRF Multi V II was able to meet all of these needs.
Finding a solution that would not disrupt tenants and was also energy efficient was a challenge for the developer, as options without VRF would be a chiller and boiler or rooftop units, which are sized for the full potential capacity of the building. Meaning, if the building is only 50 percent leased, the system’s entire capability would operate and waste a vast amount of energy. RTU’s are also located on the roof, allowing for potential disruption for existing tenants when installing the HVAC for the recently added tenant.
Developer of the Trinity Medical Center, Mark Gerenger, recommended an HVAC system with VRF technology from LG’s Multi V line in order to fulfill the goals of the installation.
An LG VRF Multi V system was ideal for developing a commercial office building, as it provides heating and cooling to just the leased spaces, using only the amount of energy that is needed for the occupied building. The Multi V system minimized the energy consumption levels previously unattainable by non-VRF systems. In addition, there was minimal disruption to existing tenants as the additional spaces were completed.
As a result of the significant energy savings using the LG Multi V system, the installation had exceptional cost savings by only cooling and heating the occupied-leased spaces. According to Mr. Gerenger, the cost savings provided by LG’s Multi V VRF system, for this particular project, surpassed all other system designs considered, making LG the perfect choice for this project. The LG Multi V system lowered the cost from $14,000 to just $5000 per month, a savings of over 175% a month.
“Over several years, this system does pay back, and pays money going forward,” Mr. Gerenger said. “It’s all about economics, protecting doctors with the least amount of expenses on the building.”
Due to his success with the Multi V line, Mr. Gerenger plans to incorporate an LG VRF system in his next project.
